GUIDE TO BUYING A HOME
Working out a budget
At the beginning of your search for homes for sale in Wandsworth, UK lenders and accounts must be consulted. This is the perfect time to investigate all of the different mortgage options available to you. This will help you to determine not only what you can spend, but what you would want to spend on a property, also taking into account any possible improvements and refurbishments you may choose to do along the way and in the future. Don’t forget to include all of the accompanying costs of being on the property ladder, including upkeep and insurance. See the below subheading for some ideas on accompanying costs.
Arrange Your mortgage
Once you’ve chosen your mortgage provider, it’s a good idea to request a mortgage in principle. This is a simple document that states how much your lender is prepared to lend you based on the information you’ve shared with them.
We’re would be happy to offer impartial advice on mortgage providers.
Find a conveyance
A conveyancer takes care of the legal contracts, paperwork and negotiations involved in transferring ownership of a property from the seller to you the buyer.
Organising your legal representation early in the process means that the process will move much quicker and run smoother once you have found the home that’s right for you. In a crowded a desirable marketplace, getting prepared early on can make the difference between you getting the property you desire.
Again, I you need any advice on this process, just contact us.

As mentioned previously, there are lots of things to consider when choosing your home. Important questions to ask include:
- How many years are left on a lease?
- Are there any service charges?
- Does the property have central heating, double glazing or insulation?
- What are the local transport links?
- What’s the council tax band of the property?
Making an offer
Once you have found the perfect property and you're ready to make an offer, inform us straight away so that we can alert the seller immediately.
We know from experience what sellers look for in a potential buyer. So, if the home you desire has a lot of interest, we’ll advice and work with you to highlight whatever makes you the best possible candidate. This can all help to improve your chances of securing a property.
And if you’re not sure how much to offer to begin the process, we can offer appropriate advice to help you negotiate your way into your dream home, and future investments.
Once you’ve made an offer and it has been accepted, we’ll kickstart all communications to make sure that everything progresses smoothly for you. We’ll be in contact with the seller, your conveyancer and the seller’s conveyancer.
It is best at this point to agree in advance on the dates for the exchange of contracts and completion with the seller. When the seller is ready to move and when you plan to move may vary, so it is best to have these things planned before final decisions are made. Agree a date for completion where the keys and property access are handed over.
Find a surveyor
The next step is to organise a home survey. This is a chance to inspect the condition of the property before you buy so that you’re aware of any major problems that might affect the purchase price. Buyers have a choice of two surveys, either the homebuyers report or the more extensive building survey.
Exchange of contracts
This is the most exciting part of the whole process. Exchanging contracts with the seller makes the purchase of your new home legally binding. However, before you make the final exchange there are a few things that you need to do.
Pay your deposit for your home to your conveyancer. Once the amount has cleared the exchange can take place.
Organise your buildings and contents insurance to start on the day of the exchange of contracts.
Completion
Completion is when the purchase of your new property is finalised. This will usually occur one to two weeks after you’ve exchanged contracts.
At this point your mortgage lender and conveyancer will transfer the remaining balance of funds to your seller’s solicitor. Once the funds have cleared, the seller’s lawyer will be in contact and you’ll receive keys to your brand new home. Congratulations!
