What should you be looking for in an estate agent? 

If your most valuable asset that you will ever own is very likely to be your house, then picking the best person to sell it should not be taking lightly.

 

However, in most instances homeowners will pick an estate agent based on some relatively flimsy thought processes, such as…

 

·      Recommendations.

·      Other properties they have sold.

·      Fee! The cheaper the better.

·      What their website looks like.

·      Do they like the brand?

·      How many offices do they have?

 

Only one thing really matters when choosing an estate agent and that’s results. It is very important to think logically about what has a material effect on how these results are achieved.

 

We live in a modern world; and since Brexit the property market has been rocky at best and insipid at worst. Whilst these are not desperate times, by any means, it has forced a number of estate agents to rethink their methods. This has been made all the more necessary due to the rise of Purplebricks and the demise of the UK’s largest Estate Agency group Countrywide, which owns a number of High Street brands including Hamptons, John D Wood, Mann Countrywide and Bairstow Eves.

 

There is a difference though between evolving, bettering the customer experience and throwing the baby out with the bathwater.

 

For example, what consumers do not need is a fantastically modern way of Estate Agency that lacks results to replace the old-fashioned way of Estate Agency that lacks results.

 

Beyond the façade of brands, tech, marketing, adverts, portals, websites and fancy offices, estate agency has always been a people business. The best people - the most knowledgeable, engaging, charismatic, energetic, hard-working and effervescent - have always sold more homes than their colleagues. This was the case 20 years ago and it’s the same today.

 

Why? Because if you are spending between £500,000 and £50,000,000, you still want to do this via a person not a machine, and it is absolutely imperative that this person is someone who you trust and respect.
